In a 3-hour Santa Maria Planning Commission meeting last Wednesday, the Commissioners voted to pass the more restrictive proposal for a permit process to the City Council, February 19th. They adopted “Option A” which would require a Zoning Administrator permit for all employee housing of 7 or more people with a phase out of all employee housing in the R-1 zoning district within 18 months. Housing of 6 or fewer employees in a residentially zoned home requires no permit. The Zoning Administrator permit would be a new program in Santa Maria and it is unknow how long or costly the permit process would take. It also includes a noticing requirement of all neighbors within 300ft. The 18-month phase-out of R-1 housing was not presented in either staff proposal and was included by a Commissioner during the meeting.
